How buying in Grenada works
Grenada is a small English-law jurisdiction, and a transaction here looks closer to the British model than to the continental one. Buyer and seller each work through local attorneys: the title search, the sale agreement and the registration of transfer all run through them, rather than through a notary in the sense familiar in continental Europe.
The decisive question for a foreign buyer is the licence. A citizen of Grenada buys land and a house exactly as any other resident does. Anyone without a Grenadian passport must obtain an Alien Landholding Licence, the permission for foreigners to hold property on the island: a separate procedure, a separate timeline and a separate cost that belongs in the transaction budget from the outset.
This is precisely why members of our Club - people who already hold Grenadian citizenship - buy on the island more simply and more cheaply than everyone else. For them the step is not required at all.
The second half of the work begins after completion, and sellers rarely mention it: the tax number, an account with a local bank, utility contracts, and looking after the house while you are away. We handle that part too - see the section on post-immigration services.
What we check before a listing appears here
The section is built as a shop window, not as a database. Before a property goes on the site we look at several things, and any one of them can end the conversation.
- Title. Who owns the land today, what proves it, whether there are encumbrances or disputed boundaries.
- Permits. Whether there is an approved design, a building permit, and connections to utilities.
- The developer. What this contractor has already built on the island, and what condition those buildings are in today.
- Terms of the deal. The payment schedule, what happens if handover is delayed, how title actually transfers.
- Citizenship status. Whether the property is on the government-approved list or not. We put the answer on the listing page even when it is no.
If a property has no paperwork, we do not publish it. Beautiful renders without documents are a statement of intent, not an offer, and we will not sell them as real estate.
What to expect here next
The section has opened with a single listing and will grow slowly and deliberately. Next in line are the two neighbouring villas of the same Hope City project: their materials and terms are being prepared now.
After that, the Caribbean beyond Grenada, and the destinations where we have partners on the ground we have worked with before. We deliberately avoid countries we cannot fly to ourselves, inspect ourselves, and answer for.

Property and citizenship are not the same thing
Buying a house abroad and obtaining a passport through it are two different tasks, and they do not always overlap. The right to file for citizenship comes not from property in general, but only from a property on the list approved by that country's government, and only where the investment threshold and the holding period are met.
That is why every listing in this section carries a note saying whether it takes part in a citizenship program. If a passport is what you actually need, start with the programs section: it collects the routes that genuinely lead there.
