Greece’s Golden Visa Program is a residency by investment program launched in 2013 that allows non-EU citizens and their families to obtain a residence permit in Greece.

To be eligible for the Greece Golden Visa under the Residency by Investment Program, the applicant must make an investment in real estate or choose another investment.

Starting from January 2023, Greece has increased the minimum value of real estate eligible for a Golden visa from EUR 250,000 to EUR 500,000.

Regions with a higher minimum value:

▫️ Athens (central, northern, southern sector)
▫️ Vari-Voula-Vouliagmeni
▫️ Thessaloniki
▫️ Mykonos and Santorini

In these regions the minimum investment for the Golden visa is EUR 500,000. In other regions, the threshold remains the same - EUR 250,000.

In addition, the government introduces a transitional period for regions that have risen in price. According to this clause, you can still invest EUR 250,000 until April 30, 2023 if you pay 10% of the value of the property.

    Buying a property
    From 2 months

    Real estate experts help the investor find the right property. Then we proceed to the conclusion of the sales contract.

    A lawyer acts on behalf of the investor in Greece, so the first step is to sign a power of attorney. It is signed in a Greek bank or remotely: the power of attorney is certified with the Apostille stamp and sent to Greece. An attorney by power of attorney receives an individual taxpayer number for the investor, then checks the legal purity of the transaction and prepares documents together with a notary.

    The investor or a lawyer can sign the purchase and sale agreement. Then the lawyer submits the contract for registration in the Real Estate Register and receives a certificate of registration.

    The buyer is sent a full package of documents for the property with an officially certified translation.

    Preparation of documents and submission for consideration

    The documents are prepared simultaneously with the selection and purchase of real estate. The investor receives medical insurance, then provides the lawyers with documents and photographs. Lawyers fill out government forms, translate documents and certify copies, help pay fees and duties.

    The package of documents is transferred to a specialized department of the Ministry of Immigration and Asylum. Then, the application is submitted personally by the investor, his spouse, an adult relative or a lawyer by power of attorney. Upon submission, a certificate is issued that allows you to stay in the country for one year.

    Biometrics are handed over on the day of application. Suppose the investor could not come to Greece, and the lawyer submits the documents for him. In that case, the biometrics are scheduled for the next day. The residence permit card is not issued without biometric data.

    You will need a tourist visa if the investor has bought real estate or a D visa if invested under another option to travel to the country.

    Obtaining residence permit cards
    1 - 2 months

    Upon receipt of documents on a residence permit, the investor’s foreign passport is presented and a certificate of submission of documents for a residence permit is returned.

    An investor can obtain a residence permit card himself or entrust it to a lawyer.

    Extension of the residence permit
    Every 5 years

    A residence permit in Greece is given for five years, then the status must be extended. The application and the package of documents are submitted within two months prior to the expiration of the card.

    If you are going to renew your residence permit, you cannot sell the property.

    Five years after receiving a residence permit, you can apply for permanent residence. You need to live in the country for all five years to do this. You cannot be absent for more than six months in a row or ten months in the entire period.
